I was gonna recommend 22203 and 22205 as well. I recently saw some really nice houses around the same price zoned for Ashlawn > Swanson > WL.

No one is moving out of Dominion Hills, Boulevard Manor, etc., in droves and transferring to ATS. Ashlawn is a sought after Elementary School zone. And the neighborhoods, with two private pool clubs, are highly sought after.

ATS happens to be within walking distance (both the former and current school locations) so that may explain some transfers

It says 12 minutes right now, and it’s slow over the bridge. So not to far off.

Less than a week later, and almost every house in 22205 that is under $2M is under contract or contingent. I am shocked, as I expected more slowing of sales. Obviously I am wrong.

And yet the two hideous houses posted in this thread are still for sale. So at least buyers are being somewhat discerning.
