I don't know op but I stopped by to say please put a door on it because I'm seeing so many renos leaving a wide open area no door to the master suite and I hate it. No privacy.

As part of a whole house remodel I just completed four (4) secondary baths - two conversions from tubs to showers.

Typical 6x9 baths.

Full wall tile on all surfaces.

Custom stain grade vanities - my cost was about 7k per vanity.

Mid tier plumbing fixtures.

Full demo - no major plumbing moves.

My cost on each was 35-40k.

Was part of a Construction Management job at 20% - so client cost was likely 45k-50k.

Thankfully there was significant interior millwork because the bathrooms were a lot of work for not a lot of money.

If you are wanted a similar bath as a one off project I’d probably charge you at least 60k.

I did a primary suite last year as part of another whole house interior model - less tile work but bigger bath, separate freestanding tub, and no wall tiles but some custom built-ins. I didn’t do the numbers on that bath alone - the whole job was about 750k for a 4500 sq. ft. home - didn’t include the kitchen as that was a separate contract. That bath would likely be between 75k-100k.

Hard to be efficient at baths unless that’s your niche and you self perform.

I’d tell contractors 75k budget and plan on spending 100k. And I’d tell you 2-3 months.

This is fantastic! Thank you. That has been my dilemma. Do i work with a larger firm who will do everything but upcharge due to the one-off nature of the project, or do I work with a group that only does bathrooms.

I do have an interior designer, thank you sister in law, who is very talented and will work for free for me.

Don’t assume GC that does larger projects will cost more than a firm that specializes in baths (or kitchens and baths).

The firm that specializes may be faster if they self perform but I can usually beat kitchen places on price.

Their benefit will be that they will likely have in-house design and the good firms do a nice job.

As for your Sister-in-law - I wouldn’t and if you insist then you should pay full boat.

The creative part of renovations are fun and it’s nice to see the finished product but they really do suck. Don’t risk your relationship with your SIL on one.

How much is your house worth? What is the size of your house? That factors in to how much you should pay for a bathroom remodel.

Personally, I’d go with a smaller contractor where the cost would be $50k or less. But our house is less than $2mil. If I had a higher end house, I’d probably be willing to pay more.

Our master bathroom has a separate steam shower and tub and it is 18 feet x 12.

Not meaning to pick on you but I don’t understand this way of looking at Reno budgets.

We were getting estimates for our kitchen reno and some companies used the above approach. I don’t get it. Why should the price of my house matter? The price of renovating a 10x15 kitchen should be based on labor and materials, not the value of my house.

Because the amount you can put in a reno should have some relationship to the value of your house

These prices are insane. Our neighbors just did two bathrooms for $30K and they look great. If you can work with a tile shop and find your vanity and light fixtures, a smaller contractor will be much more affordable.

I tend to agree but most people want to be totally hands off. Personally, if I am doing a total gut reno of a primary bathroom I want to sign some documents, pick what I want, and just say yes or no. I don't want to piece meal it.

The design build firms are usually wildly more expensive so a traditional bathroom remodeler is usually in the middle price point.

That Case estimate is bonkers. $45-65K for an 8x5!?

Two years ago we remodeled our 8x5. I’d categorize it as mid level. Demoed down to studs. Bath/shower combo with tile and curtain. Wood vanity and Kohler tub and fixtures. Tile floor. Labor was 10k and materials were about 3k.

Honestly- I am not sure this approach works. I feel like in the end no one cares about your project as much as you and it is better to control selections and get what you want. I worked with an interior designer and contractor for two renovation projects and I got exactly what I wanted and saved by buying my own products

yeah those numbers are shocking. Is Case really that high end??

Anyone who's saying they did this project for 10k is full of it. I'm a contractor and my high end finishes primary bathroom cost me 25k in labor + mats alone.
