Too high for the area. Luxury apt complexes with lots of amenities go for less than that in the area. I'm paying $2700 for an apartment at the Petworth metro for a 1 bed with den (that functions as a 2nd bedroom). 2 bed would be about $400 more in my building with lots of amenities. |

I think Columbia Heights, Shaw, and U Street are three of the outlier neighborhoods where rent prices have actually come down in the past few years. They're a lot more dangerous and less desirable than 5 to 10 years ago. |

If in an unsafe area, few females would be willing to rent a basement apt. Cuts your potential market in half.
Maybe $1,900-$2,000 depending upon which--if any--utilities are included (such as water, gas, electricity). Most would expect water to be included. |

Your expectations are way off. I manage rentals in Fairfax and the cma for that type of property is higher. |
