I don't know the area or market over there so I have no idea if the price point is right on or far off.
With that being said, for some reason on this forum it seems like too many posters feel like the only place people are willing to pay big money to live are Bethesda, Mclean, etc and that anything "that far out" from DC isn't desirable. And that simply isn't true. With remote work, a lot of people that I personally know went from going into DC 5 days a week to going to DC once in a blue moon. Heck, some government agencies have even moved their offices out of DC. There are plenty of nice neighborhoods to live in on both sides of the river especially if you're only interested in going into DC every so often if at all. |

I live about 5 minutes away and this home is egregiously overpriced. Yes, it's a great home on a nice piece of property but it's not worth 2million.
You can buy a home on 10 acres in Leesburg relatively updated with nice mountain views for about 1.5-1.6. Leesburg is far out but the downtown combined with hunt country being 5 minutes away makes it super appealing. |

This house was built by the same builder and has similar square footage. It's on 10 acres, has a better view of the mountains, an outbuilding, and is literally across the street This house sold in August for tad above 1.5. I think it’s funny every time a listing like this comes up, the DCUM crew who think they’re so wealthy and privileged hyperventilate about why someone would pay to live “SO FAR!!”.
The entire market of western loudoun and adjacent areas is filled with large houses on large pieces of land and owned by people who have lots of money and don’t have to work in the same way DC-centric office drones need to, if they have to work at all. But to all the inside the beltway drones, these people can’t possibly be spending much on real estate because where does their money come from if they don’t work in a building in DC upstairs from a Chopt? Wait till you learn there are properties that cost 10x this much. The real money in the region lives in western Loudoun and they don’t care if you think they live far away and they’re unconcerned with what your commute would be if you lived where they do. To them, the people who are tied to their offices have the lowest quality of life and they can’t understand why anyone would pay millions to be on a 2000sf lot. |

+1. They think because Western Loudoun is conservative that it must mean it's full of poor hicks. I live in Leesburg and have no desire to ever live anywhere else. Bethesda and McLean are amazing communities and I'm sure that people love living there. |

Less than a year ago, I like the lot much more. Even more acreage. Even if having an open lot with no trees is desirable, why would that make the house cost over $700k more? The market has not exploded that much in less than a year and I can't wrap my head around why the current listing would cost 700k more. |
Yeah, they are smaller. But the Rustling Woods one is only slightly smaller. I can see the house being listed at 1.8-1.9 but the 2.2 is wild to me. Maybe I'm just clueless to the demand out there but I have questions LOL. |
