Trading up from rehoboth beach summer house

Lake Tahoe, great in summer and winter. But you didn't say if you want to fly to it or not. You might not be into skiing.

Not much to go on.

Agree. Or the Cape or MV. Actually, I'd probably pick somewhere up in mid coast Maine, but I get that that probably won't appeal to someone who likes to vacation in Rehoboth.

OP do you have a PJ or will you be flying commercial?

Op, you have a lot of money but no inspiration? I think it's an indication that you need to know yourself better

Yes, important question.

This pretty much explains why I've never liked Rehoboth.

Truth.

A $3M house in Rehobeth is gonna sit...for a long time. Not with these interest rates.

You can’t just vacation all summer without buying a house?

Actually you really can’t. We’ve been looking for a while with a higher limit, and anything in the $3-4 range has a serious fault (eg erosion, mid island, lack of parking, etc). We feel like we missed the boat and unless there is a serious crash we won’t find anything. I know this sounds ridiculous but it’s true

Buy a big boat. Vacay on it.

This is totally true. Plots near our home have gone for anywhere from $2 to 6 million and it costs more now than ever for supplies, labor and architects to build. The island isn’t getting bigger (it’s actually shrinking in Sconset) and more than half is in conservation so the supply is limited. The only positive thing I can think of in re prices is Dave Portnoy buying a house. That has to be a net negative for prices.

It's easy to go back for a school orientation or class play date one week before school starts then still go back to the beach. It's harder to do that if you're a flight away. Plus doctor appointments, parties, etc. The logistics are really hard to leave for the entire summer and never go back. Everyone I know goes back home at least a few times over the Summer.

PP here. I forgot to mention that kids start doing 1-2 weeks of camps for their sports as they get older. So one of us has to go back for that. There's always some reason to go back home for a day or a week, even if you're spending the whole Summer at the beach. There's no way to get away form the fact that the distance between your primary home and your vacation home matters.

^this- this is the first summer in the past five years, I left the beach only 3 times from June to the middle of august- I feel like I know all of the bumps on 404. I would not leave Delaware because it is so easy and I have all of my beach friends and social life there.

If I were you, I sell Rehoboth and buy in northern MI. Anywhere lakefront from Elk Rapids to Charlevoix to Petoskey. Caribbean blue water, sand bottom lakes, no jelly fish. Moderate temps in the summer. I love this area and it would be my dream.

Torch Lake is beautiful. This house fits your budget with $ for some Rennovations.
