Just a million in McLean

Great location for commuter off Kirby road

It could be a good home for an empty nester couple who don't care about spending time in the backyard.

You must not know the area very well.

I agree with pp that the blue cabinets could have been painted white. There’s a lot of remodeling that needs done. It’s in a good school pyramid. And, it is challenging to find a house at $1mil. Why aren’t builders swooping in to buy this one? Is the location that poor by busy streets?

No. Old Dominion can be busy, but not that busy. There is also a light close by that keeps it from being particularly high speed. I live in the Langley area of McLean and not here, but drive by pretty often. The area is fine.

That house is listed for a land price. Very likely a flipper will buy, bulldoze, and sell the rebuild for $2-3M.

I live 3 houses further away from Old Dominion than this house is, one street north of this property. Old Dominion is definitely busy during rush hour commute times (less so at other times - but always well used) and it IS noisy when trucks drive which happens every 10-15 minutes all day. We can hear it from our yard which again is 4 homes AWAY from OD, but we are just far enough away that we aren't bothered by it. I honestly could imagine being 1 house away from OD because of the noise, but clearly many others don't mind it. Also, that intersection isn't really as bad to drive through as it looks, it's just mildly annoying because the side by the church splits an additional two ways and that adds a little time for all the lights to cycle through. So driving-wise it's no big deal. But would I want to live 1 house away from it, no.

Again, the location (not lot) is good, but I wouldn't recommend to a couple or family that plan to be in the backyard much.

Under contract.

A builder will tear it down and build a hideous black and white farmhouse that’s out of proportion in every way and sell it for $3.7 million.

We can all look forward to your next whiny thread about that, too.

Naw. just lived there thirty years. And PPs above confirm what I said about the intersection and church. Go look at a map, as i did before posting.

NP. You can keep arguing with PPs but it went under contract very quickly, as one would expect for anything in that area in that condition and at that price.
