But to have an accessory dwelling, you need permission to have a main dwelling first

Negotiate with the seller of the land to have the permit out.

Explain please

Call Makara ADU 240-599-5949

No thanks, Makara rep!

Your comment does not make sense. The lot is a 7th of an acre which is much larger than a tennis court.

NP
Look at the satellite image, it is tennis court and some land.

it looks like the google earth map is incorrect and is not the same as the 2 aerial photos that were included in the listing, The lot fronts a street in the Carderock neighborhood.

It’s the aerial photos that are incorrect, the lot doesn’t front a street.
Go to Zillow put 7905 Fenway and look at the lot lines.
It’s behind the house.

Check out https://mcatlas.org/plats/ and just put in 0 Fenway Road.

Just with that information, I don't think it's part of 7905. This is already a community that is subdivided, so is it even legal to then subdivide your own property?

It appears it's a small sliver of land between 7905 and the tennis court, but they're gonna need to run an easement just for a driveway.

I mean if you can go through all the red tape and build something, they might sell it but I have no idea how this is even legal.

It’s very interesting land sale.

I’m confused! Where did you find an address for the lot? And why is the google earth location completely across that entire neighborhood from the lot the 2 aerial photos show where the lot is in the listing? What is this listing even trying to sell?!

The lot is nowhere near 7905 Fenway. It is well marked on the photo in the Redfin listing. It is a small sliver of land directly across the street from 8503 Fenway. If you go to the Montgomery County property map link in one of the posts above you can see it just as shown on the Redfin link.

Don’t go by the Zillow placement. Zillow often gets the location of a lot incorrect when the listing doesn’t have a street number. Zillow will just put the listing somewhere along the street.

That changes a lot. I mean 6000 square feet is a tight space, you're basically building a long and narrow house but totally doable. I will be curious to see how much it goes for, the land assessment value is around $18,000.

According to the listing the lot sold for $318,000 in 1982 as part of a multi property sale. I also wonder what the final bid will be.

This went pending way faster than I ever thought! I wonder who bought it, and what the plans are.

It’s an auction so it is not surprising.
Anonymous
It was put on the market 2 weeks ago and the auction began a week ago so if someone was smart, they would have had an engineer take a look at it to see if it was worth it. 5K was just the opening bid and am curious myself how high it went.

there is no mention of the perc test in the listing. It is worthless if it doesn't perc
