We bought a place two summers ago for 675k. Zillow now says it’s worth 925, Redfin says 875. Our relator told me yesterday he thinks it could sell for “maybe 800.”

| Townhouses in our area right now seem to be selling for $30-50k more than they sold for last spring (about 5-10%). No idea if that will continue or reverse itself or stay stable. A friend who is an economist thinks it's unlikely home prices will go down in an inflationary environment. |

This is just buyer’s remorse, very common. Do something non-house related to give yourself a break from thinking about it. Then list the things you like about the house.
We experienced this too, in part because in this market there is no mulling over a house. You have to make a split-second decision. We took a Sunday to go hiking with the kids, has a picnic. Banned house talk. It was so nice. Then when we got back we did the list of things we liked and banned talk about what we hated. Took a break and then listed things we didn’t like but could be changed. We felt better after all of that. As someone said, it’s a mindset. Focus on the good and easily changeable things, get in there and see how you feel. And remember moving itself is daunting and overwhelming so there are going to be things that bug you about the house as you’re unpacking. Try to make it fun. Pizza night. Invite friends over to help. If you have older kids let them invite friends to help. |

My house prior owner lived in it 12 years and sold it for 35K less than he paid. It still was a great deal.
My house my mortgage, taxes, utilities are like $4,000 a month. It rents for $6,000 a month. I know that as my neighbors house is rented out. He saved $288,000 in rent over 12 years. Plus around $120,000 savings on income taxes. He did updates to house but no major reno, think a home depot kitchen and bathroom, painting, roof maint, one hvac. But what was that tops 100K. He came out $273,000 ahead even with the Loss. If I add in real estate commission sale he is still at $200,000 ahead. |
No moved. Hate the general location. Feel like I over paid by 30k estimating closing move etc will be another 30k loss |

| I had buyers remorse while under contract. I started to panic as I packed up our apartment that the new house lacked storage space. Turns out we had a closet and a crawl space I didn’t realize we had. We kind of settled for our house, it checked the boxes but was otherwise just meh. Now we love it and we didn’t do anything yet besides paint. Just sharing in case it helps give you hope! I feel like it’s gotta be normal to have cold feet over such a large purchase and commitment. |
100% You won't know if you truly love or hate a house until you've lived there for at least 6-12 months and experienced it in all seasons. Myself or my spouse have had buyers remorse with each of our last 3 houses. The reality is that there is no totally perfect house, just the right house for you at the given place you are in life. Current house has several things I thought I originally thought I'd *hate* but it was in the neighborhood that my spouse was dying to break into and spouse really like the house. The home is great, and the neighborhood is orders of magnitude better than I'd ever have expected. Super happy. Unless the house is on a really busy street, next to an airport, across from a high school etc it's highly likely the things you thought you'd dislike won't be those things after all. |

| If you just went under contract and there were competing bids, ask your realtor what your options are to walk away. The earlier that you do this, the better for the seller and you. |
