I was wonder if it was for OnlyFans or something like that. Claims to have high end taste, but doesn’t know the brands mentioned in the Eye Candy post.

Omg yeah maybe like a weird “watch me live here” situation?

OP make sure to use performance fabrics. Washable everything.

Of course this is happening in North Bethesda. No one had Pinterest Brothels when it was Rockville.

When you say "contemporary," do you mean trendy or do you mean modern? What brands do you prefer? Just so you know, we have a Ligne Roset in Glover Park. Design Within Reach, Baker (check out the Baker Luxe and Kara Mann lines), and BoConcept in Georgetown. Roche BoBois in town and in Tysons. Michell Gold & Bob Williams near Logan Circle (and maybe also in Tysons, but I haven't been out there in a bit). There's an RH at Tysons and they have the RH Modern line, of course. Those are the national brands...we also have local places like Theodore's, Hudson & Crane, and more. If your reference point for design is Pinterest, some of the places I'm going to recommend might be more high end than you are expecting.

OP here. I may not have the lingo exactly down but I guess “modern“ would describe the look I’m going for. And I should clarify, my business will be paying the rent but it’s not for Airbnb – it will be for my personal use. Thank you for the list of brands – that will be a good reference. However, I am more interested in having somebody do everything from start to finish.

I’ve done something like this once before (it was a bigger space, though, and there was a renovation in addition to just furnishing the place), and I was absolutely astonished at how much time and money I spent. I am a little bit of a perfectionist and I got caught up in tremendous number of decisions and details. I actually stopped focusing on my business for like a year and really set myself back financially. I don’t want to do that again so I would like to outsource the project.

Can anyone else provide an estimate for what I’m looking for? I have to say that I was surprised to read the prior PP’s response suggesting that it would cost $100,000 for a 750 square-foot place, but on the other hand, I know firsthand that everything can be costly and time-consuming if you want a really put-together space. (FWIW, I do want something kind of high-end so if Pinterest was not the correct reference, let’s scratch that.)

So you mean, tax evasion? Right?

Yes this feels squirrelly.

Totally legit if it’s sex work-related imo. Tax-wise. If she’s traveling in for non-apartment-based business idk the rules on that but it looks like it could be fine.

OP here. It's not for sex work and it's not tax evasion - I don't want to get into the specifics but I have run it by my accountant. Thank you for the feedback to those who have given cost approximations. Anyone else have any other ideas on cost? I know I can call an interior designer but I have not leased the apartment yet so I can't bring them into the space to get somewhat firm pricing. If it really will be north of $100,000, I will probably have to do the work myself instead of outsourcing.

OP this just depends on what you want. I’m sure you can furnish the apartment comfortably for far less. It really depends on your specifics. I don’t know why you think an anonymous internet board is the way to do this.

One thing you could try - we still haven’t figured out what “modern” means to you but you could ask the in house designers at MGBW to give you a furniture plan for the living room and bedroom. That would give you a good base number for furniture. Then you can figure $10kish for linens, kitchenware, etc again depending on the specifics. I’m sure you could get away with $2-5k for that depending on what you get.

If you are getting an apartment next to your business, and the apartment will be used only for personal use, and you're running it through the business - this is tax evasion.

Your accountant may be doing it, but accountants run illegal stuff through expenses for people all the time "because they can get away with it."

It's illegal. And the rest of us have to pay extra taxes to compensate for it.

I don’t think OP said that. I think it’s for business travel. If it’s exclusively for business travel, it’s allowed.

This thread has window treatment sticker shock potential.

OP, you’ll need $500-1000 per window treatment.

I ran across this post by Emily Henderson a few days again and read it out of curiosity -

Jr designer would be about $75/hour; senior designer $185/hr. and beyond. (Not including cost of furniture, etc.)

Design time breakdowns listed at the link, showing what designers typically spend their time doing along with no. of hours spent on each task.

Room and Board is amazing with designing and lay out. Ask for Carolyn if she is still there --DC. Patient, gracious and style focused.

Many stores offer design services now. It’s not gonna cover towels and dishes in most cases but they can do all your furnishings if you’re willing to commit to one store (e.g. room and board). Lead times may be an issue though. I just ordered a bed that’s set to deliver in April. That’s three months longer wait than the last bed I ordered from the same place in august.

I’m just here to say that all of this sounds hella sketch.
