OP here with a follow up question. We're visiting DC soon to find a rental on Capitol Hill. We'll spend some time with a property management company that specializes in the area. But, are there any large apartment buildings or management companies that might be worthwhile to look at/contact? Or any other advice for finding a place in the neighborhood? |
Capitol Hill, in general, isn't an area with the ton of big apartment buildings. There are a few nice pretty new luxury buildings on H street that might be worth checking out in the L-T zone. Of note, however, is that only buildings on the south side of H are in the L-T zone; those on the north side of H are in the JO Wilson zone. There's also The Shelby & the Stanton in the L-T zone, but I don't know that much about them... They're sort of mid sized. Maybe 30-50 units?
Otherwise, I think the only other big/luxury apartment buildings on the Hill are zoned for Watkins (I'm thinking of 700 Constitution, the Eastern Market Residences and a few right on Penn east of there). There are some smaller (think like 4-16 units) apartment buildings on the Hill, but most of them are older and you'd probably find a spot through a property management agency rather than the building directly. The only local rental only property company that I'm aware of is Yarmouth, if you haven't thought of them yet. If you know anyone in the neighborhood, I'd ask them to post on MOTH -- the Hill parents listserv -- that is really a great way to find rentals, often w/o the middle men, application fees, etc. That would cover Brent, Maury and L-T zones. |

Brent is the ‘best’ school of the three in terms of administration and teaching quality and its area is the most convenient to Metro, coffee shops, restaurants. It’s also the most expensive for those reasons… but if you can afford it, start there. |
Do you care about metro proximity and a specific line, OP? |

You could have that for Maury; the metro station would be stadium-armory. Look in the SE portion of the boundary. However, whether that is a few stops better or worse than Brent (Capitol South) for OP depends on whether she's heading east or west for her commute. |
The closest you could get in the L-T zone is if you lived on 7th/8th and D/E. Then you could probably walk to Eastern Market in exactly 15 minutes. That said, if that's your priority, then Brent is going to be your best bet. One question is where you're going on that line though. If you're planning to take it past Metro Center, you should run the metro trip planner tool, because often it is faster to take the Red Line and then switch at Metro Center because the Blue/Orange does that big loop around; on the flip side, if you're not going further than Metro Center, you may want to consider bus routes, because those may be equally fast and give you many more options in both zones. If you're heading out in the other direction, then the Maury zone around Stadium Armory could give you good options (though that area of the zone doesn't have as many amenities). |
Sorry, somehow I lost of line of my previous reply. There is also definitely an area on the west side of the Maury zone where you could walk to Eastern Market in less than 15 minutes. Basically w/in a block or two of where the LT and Maury zones meet at 8th & D, you can get to Eastern Market in 15 minutes. It's a small sliver of both zones though. Brent probably all of the zone could walk to the Capitol South and/or Eastern Market metro w/in 15 minutes... and most places more like 5-10 max. |
OP here, it looks like the green and yellow lines would work for me too. I may need to get a DC map and draw the school boundaries to better understand things. I'm still learning my way around DC. |
If you're aiming for L'Enfant Plaza, then Capitol South (2 stops; Brent) followed by Eastern Market (3 stops; half of Brent / tiny slivers of L-T & Maury) followed by Stadium Armory (4 stops halfish of Maury) will be the most convenient. The next best would probably be living right near Union Station (L-T) and switching at Gallery Place (it is only 4 stops, but 2 on each line).
All of those stops would be such easy commutes, that I'd make sure to think about what type of area you want to live in & your budget/how much space you want too. Right around Stadium Armory is a very different feel than right around Capitol South (I'd much rather the latter), but it's also 1/2 the price or so. |

If you're commuting to L'Enfant Plaza, then I'd also suggest looking in Navy Yard. Van Ness Elementary has a very nice principal and an involved PTA. There are a lot of apartment buildings, some with nice amenities (indoor pool, bowling lanes, etc.) and so many new buildings that some are offering a free month or two of rent.
You could also look in Southwest: Amidon-Bowen has lower test scores, to be sure, but it has some very good teachers and is gradually getting more diverse (lower grades faster than upper) and it would allow you to walk to work. There are townhouses for rent, as well as apartments. |
This, but OP should be fine at Ludlow if that's where the family ends up, particularly if they're not aiming for the upper elementary grades or a neighborhood middle school. |
