You have to be low income to be eligible for free legal help. I know, tried to get it myself when my exH was trying to harass the tenants at our joint property during divorce. They also make you wait for free legal help and won't be filing paperwork for your with courts and DCRA if your income is higher than min poverty level. They will recommend to hire an attorney and scumbag tenants who dont pay rent won't ever pay a $10,000 retainer to lawyer. Plus, even if they do, the best outcome for them would be settling with the landlord for the amount equivalent to 3 months of unpaid rent. Go kiss your low back. Tenants are in full power to check rental licenses before they move in. Anyone who moves in into a rental without a license understand they are getting a rent discount |

Yes. So turn your illegal rental to an STR. Let the market decide. But you cannot rent LT a unit without CofO/license. End of story. You have no rights at all in that situation because you are engaged in an illegal activity and the tenant laws were consideredably strengthened. Can you answer the question why the tenants applied and moved into non-licensed accommodation in the first place, whereby all licenses info is easily accessible online? Also , why STR license does not require getting a complex COO? Short term stays entail far more risk but for some reason "tenant concerned" DCRA now allows renting out rooms in the house as long as the house as whole has STR or vacation rental license. Anyone with STR license can rent their basement without separate exit on other side of the building as a room in their house. Legalized renting without COO as long as the owner is on site. How is it resolving the fire hazards if the basement has no egress? Bummer. DCRA doesnt' care for tenants; they only collect licensing fees and protect hotels lobby |
