Very few options in Westland/BCC cluster. Any thoughts as to if/when will pick up?

Schools are getting re zoned. Stay tuned to this Spring and Fall.

Will pick up gradually from now to May. The peak is typically May to July. Historically January is the slowest month.

Really? I thought the spring market typically started in mid-Jan. Perhaps not this year, since there are snowstorms in the forecast, but on average.

Anyway, OP, this area is usually a seller's market and there are never enough homes available for all the people who want to buy into these neighborhoods.

The data was posted in another thread and January was the slowest for the past couple of years. I think people perceive otherwise because everyone seems to be on high alert for new listings as agents tell people that “spring” starts after the superbowl. We’ve now had a few threads where people ask where the listings are and the truth is that January is very slow. Can you imagine trying to have painters come over now? How would you air the house out in sub freezing temps while they work? Or having contractors do repairs on the exterior of your house? It’s a really tough time for sellers to get it all together especially coming out of the holidays not to mention the inconvenience of the actual move in these temperatures.

OP - yeah, I just looked on zillow and there's pretty much nothing at the moment.

Over the course of 2025, a decent amount of homes did hit the market. It felt like many more than in the prior few years.

What kind of general purchase parameters are you looking for (e.g., house type / size / etc)

4 beds or 3 bedrooms + office, decent yard. Ideally under 2M but not sure that’s realistic

You'll be able to find that for sure. Probably 15+ homes will come on the market in 2026 that check those boxes. Under 2M is realistic.

Not true for all of Westland/BCC. Not true for even half of the current zone.

Don't be one of those manic people who is so eager that they get into bidding wars over every house once "spring" hits. This is what drives up prices. Be calm and cool. There will always be more houses coming onto the market. Agents sure do seem to know how to whip people into a frenzy, as OP exemplifies.

We ended up lucky 3 years ago- or so we thought. Snagged a four bedroom, 5-bath home with a gorgeous in-law suite for under 3 mil. The problem is now that the schools have been disappointing for both of our girls and we are applying to privates for fall 2026.

Those schools have always been the main draw, in addition to solid, close-in neighborhoods. And the school pyramid should remain strong going forward as the superintendent has prioritized strong programs through high school there. His alma mater is B-CC HS. I'd say most families are happy. You shouldn't worry too much about the future (10-plus years out).
