It is interesting that Dogwood homes are higher priced then Fox Mill because Dogwood is not a desired ES.

It's just single-family homes. Doesn't tell you whether a school like Dogwood may be mostly apartments or rentals. But a single-family home zoned to Dogwood may be closer to Reston amenities than one zoned to Fox Mill.

My initial thought is there is perhaps pretty good bang for your buck at 73, 75, 76, 78, 93, 97…

Why are you assuming that there is a direct relationship between home values and perceived school quality? It’s not that straightforward.

Being only sfh skews this data. We are in one of the higher listed schools but the majority of homes here are townhouses that are half to 2/3 that price. Im guessing sfh account for maybe 20% of the school population.

It doesn't skew the data if it is clearly held out as what it is - the median sales price for single-family homes.

If anything, it would skew the data if all the housing was lumped together without diffentiating between SFHs and other properties.

Some people are only interested in living in single-family homes in certain pyramids, and the data gives you a feel for the median sales price in the areas zoned to the different elementary schools.

The problem is when people assume the data is intended as a proxy for school quality or school demographics. If you make a false assumption then that's on you.

You want to live with only sfh no townhouses or apartments. Or at least minimize that.

Location, location, location - for example, proximity to DC play a large role in this.

And zoning, large (5 acre) lot requirements or the complete or mostly total absence of multi-family dwellings in an area can raise the value of the SFH.

Basically, you are saying water is wet.

Good question to ask - how many multi-family units in each elementary zone and total per pyramid?

It’s also a little misleading in that we are one of the schools in the upper 1/3 but I was surprised the housing value wasn’t higher. Then I realized how few houses have actually sold in the past year. So many are huge and many that have sold are some of remaining older homes that have been knocked down or completely remodeled to now become mega mansions.
