Both houses are in McLean and under contract, but I am curious - how is a 7-year-old house priced half a million more than a new build?

The new build backs up to a highway. that stretch of Dolly Madison is a huge short cut when 95 backed up and often six lanes of bumper to bumper traffic

I see, I thought the people are willing to spend more for all brick, crown molding, traditional style, etc.

The second one location backs to a very busy noisy main road that's why it's cheap

We looked at a rental a few houses down from the Mayflower new build 15 years ago and there was a tremendous amount of traffic and a lot of road noise and it was a dealbreaker even as a rental. No question the other location is far better.

Most seven year old houses aren't that much different than a spec new build in 2024 in terms of design and finishes.

They are pretty similar in finishes, the Simmons one has a little more character though. And the Mayflower one seems to be on a small lot - you see the neighboring houses (which look kind of dumpy, but maybe it's nice) from all the windows/decks.

I know location is important, but didn't realize that it can make a difference of half a million.

Simmons also has over 1500 square feet more than Mayflower.
