I know there are a million variables. But, Montgomery county, single family house worth about 900 for 4 bedrooms.
Looking for a ballpark figure to fully renovate a kitchen. Can this be done nicely for under 100? Several of the major appliances are new and don’t need to be replaced unless for some reason they don’t fit. |
| Also, the footprint will likely mostly stay the same. Not dramatically moving anything major. |
| Use the ikea kitchen app to guesstimate cabinet, appliance and countertop numbers, then triple it to account for labor and better quality materials. You’ll need to add flooring costs by square foot if you’re changing that too. |

We're doing this now in a similar house but in Fairfax Co. Our kitchen is 10x11 with a peninsula. We're taking everything out except floors and keeping same footprint.
My best advice to you is get multiple bids as our bids have varied wildly. By wildly I mean starting at 30K and up to 70K in total. The high bids weren't even "FU" bids as some of those contractors followed up with us. Lots of variables and finishes but I do think you can get it done nicely for less than 100K. |
| Of course, unless you want marble or a rare granite. |
|
We just did ours for about $75k.
Cabinets $28k Electrical $12k Plumber $2500 Granite $7500 (silver grey honed, direct from stone yard) Contractor $25k Appliances $12k |
| Posted the above too soon. I have mostly acted as my own GC which saved a ton of money. I found a cooktop on clearance that I liked. Bought my other appliances on holiday sale. |

Our kitchen + small mudroom renovation cost 125k in 2019. It was a gut renovation and we moved walls, plumbing etc in an old home. kitchen is about 15x15, so not very large. 20k of that was for appliances. 14k for quartz countertops - not even marble. Just a super expensive project if you’re gut renovating and putting in new plumbing, electric, walls, insulation, cabinetry, counters, appliances, floors, doors etc.
Costs have increased and I can only imagine what the project would cost now. Your project may cost much less if you’re not changing the layout, don’t have old plumbing, arent putting in new exterior doors etc. |
Depends on the marble. Carrara was significantly cheaper than the mid range Quartz we chose in the end. Calacatta on the other hand came in at almost double the price. |
FYI this comes to $87k |
| Maybe a tiny bit under? Depends what you mean by "nicely." I think $100 probably is the ballpark figure. |
| I think so- depends a lot on cabinet/appliance decisons- custom cabinets with pantry cabinets, built in refrigerator/ wolf range, will be well over 100 K |
| That’s my budget for a 2500 sq ft 4 bed SFH in Rockville. |
| Cabinets are the main cost and the most profit for the contractor. Get a line by line breakdown of materials , offer to pay for the cabinets yourself ordering it from rta |
That contractor and electrician bill, OMG! They sure danced out happy with those figures. |
