Where to buy a vacation home within 2.5 hours of DC

We are starting to look for a second home, and here are our requirements:

--600K or less
--nice views of nature. The piece of property is more important to us than the home in some ways. We want a nice piece of land with pretty views and access to nice walks, hikes, etc.
--within 2.5 hours of DC and even better if it's 2 hours

Secondary desires that are not critical:
--potential rental market (we would consider renting out for the summer, but this isn't critical)
--proximity to a town (not critical; being in nature is more important than proximity to a town, but it'd be wonderful to have a cute town center nearby).
--proximity to a lake, river or swimming hole within 30 minutes

OP here--I meant 2.5 hours of NW DC in case that's helpful. We want the ability to commute back and forth relatively easily.

Buy that. It’s rare to find something so inexpensive east of the national park especially with direct access to the trails.

It fits all of your top priorities plus it’s close to Sperryville and Little Washington.

Shepherdstown is more quirky, less touristy, right on the Potomac River and walkable to the C&O canal. It’s also a college town and is Uber liberal. And it has good restaurants and a very charming downtown.

It’s not cheap though.

I love to go to Shenandoah to hike, but we stay in B&Bs and I think it’s a wash. Maintaining a property out there would be such a PITA. It’s so much easier to get a room and there are lots of cute options in Washington and Sperryville.
