Have you had a deck built?

Do you recommend your builder? How much did it cost? Any lessons learned the hard way? Or things you would have done differently? (We're starting from scratch here).

I’m having a screened porch built. I interviewed 2 builders that friends in my neighborhood used and picked one. I would ask around your neighborhood.

We paid ~$50k for ours and we love the design.

That said, we’ve had numerous problems (roof leaks, skylight leaks, loose boards) - just careless errors. I wish I’d taken my contractor’s reviews more seriously and not selected him because of word of mouth. His subcontractor was lazy and careless. Just be sure to do your homework.

I love my deck but will
Likely have a better contractor fix the issues his subs caused

Not OP, but how is the design going on this? Are you doing any storage underneath? We’re thinking about adding one to our larger project- the architect drew up a design but it’s been hard trying to find examples and decide on details (finishes, color, final size).

We used Trex and love it, but be cautious if your deck gets full sun because it gets hot.

I used Pro built twice and did a great job.
They are not the cheapest but I found them to be the most professional.

We paid $75k for a first floor screened in porch with a second floor walk out deck on top. Trex Flooring and vinyl railings. Screened in porch was built on existing concrete slab.

Has anyone added an area below a portion of the deck so that water doesn't leak through?

I'm the PP. I'm paying $77K for a 14x20 screened porch (trex, with 2 skylights) and a patio. I think you could subtract $10K out of the total for the patio if you just want the porch price. If I didn't do a screened in porch, I think I could have done a new deck for $25-35K.

I didn't hire a separate architect but both builders made design proposals to me. I didn't use the cheapest builders where I had to come up with the plan - I used somewhat higher end ones that had this design capacity.

I think they said 3-4 weeks. It’s happening now!

If you are in DC, expect work to stop several times to wait for the city to inspect. Really slows down the process.
