Which of these homes appeals more to you and why?

We are not in the immediate DMV. Which design layout would you go prefer or would you think appeals to more buyers?

I would tell you but navigating those sites is a PITA. I'd rather see pictures and a floor plan. Before I got irritated, I was leaning toward Old Trail Dr.

I'm not thrilled by the bathroom being right there in full view of the living/kitchen/dining floor. Everyone will see you entering/exiting the bathroom and hearing the toilet flushing. I think there's one on the first floor so why have another one on the main level?

The second one. The first one is so narrow it is claustrophobic

The Old trail drive one feels more open on the main floor. I also like the big windows in the living room and (theoretically) the large windows in the bedroom - though in practice, it would just mean a lot of extra $$ for drapes and blinds. The bathroom also feels nice and open with all of those windows, but once again, you'd need to cover these up with blinds/curtains anyways. I also like the fireplace in the living room.

The brindle lane one has more square footage plus a covered roof deck. I really like outdoor space, so that would be a huge plus for me. The front door is also covered, which I've learned from experience is also a really nice feature.

Overall, I'd probably go for the brindle lane one for the greater square footage + the roof deck.

Thanks PP for doing this! The second one is one that sold but the new one is being released spring 2024.

I’m surprised more people do not like the virtual tours, I’m a big virtual tour fan.

I don’t like having the stairs right behind the kitchen islands. It makes me nervous someone will back up and fall.

But both of these plan suffer from that problem.

I love when townhomes have 4 levels but despite that I much prefer option B. The windows in the master bedroom are awesome. It just feels grander overall.

Also in option A I didn't like the pantry being directly across from the bathroom in a tight corridor...

Second. More open and airy feeling, better master bath and bedroom.

Bigger patio/deck on first one would never get uses on the 4th floor. Not lugging dinner up there and I don't like that that there is a ceiling above it, feels closed in.

Thanks Pps. Do you think Option B with blinds in the bedroom and bathroom windows would darken the space? Losing the open, airy feel?

I love the outdoor space on the top level of the first one. But I like the more contemporary feel of the second one.

I like the long and foster link. It wasn’t completely builder basic and looked like they put some tasteful colors up also I liked the 🏔️ mountainy view

Option A has a lot of space that's wasted as hallways and weird angled walls.

Option B uses it's sq footage more efficiently.
