Quote for flooring and paint

We are updating two bedrooms ( regular - not owner’s suite) and needed a contractor to replace the carpet with hard wood ( solid oak 3”) and repaint the rooms . The total square footage of both is around 500 sq ft. The first quote I got was around $16,000. Does this sound reasonable ?

If it were me, I would call carpet stores and get someone to come give an estimate for the rooms. I just got one for an enormous bedroom ($1600-2300 depending on which sample I choose). For two decent sized bedrooms, I’d estimate about $4k, maybe less. Then I would call painters. I think you should be able to get someone to paint two bedrooms for around $5k.

To me these is no great advantage to hiring someone to do both, they are straightforward projects, and it will be a lot more expensive.

Oh sorry I misread and thought you were recarpeting. Hardwood will be more. But I’d still manage it as a separate project.

I think the paint job should be less than $1300 for two rooms. Go into Sherman Williams and ask them who they recommend to paint there should be business cards all over the place. I got quoted my whole first floor $1300 and ended up DIY.

Not knowing size and specifics, it sounds like that quote is double what it should be if you serve as the general contractor. Painting cost will depend on whether you need the entire room - ceiling, walls, and trim - painted and whatever any plaster/drywall repairs need to be done, and how many coats of paint are required. So decide what you need first so you can compare like quotes. Then, go to a flooring store and call a flooring company and get quotes for the new floor. Cost will depend in part on whether you will have them move furniture for you.

The most important question here is whether the flooring will match the rest of the flooring in the house and how skilled they are at matching stains and lacing in boards if needed.

Because if you’re putting mismatched wood in a few bedrooms it’s a waste of money and you’d be better off just replacing the carpet.

OP here. Thank you all for the feedback. I’ll be replacing the carpet with the same hard wood I have in the rest of the house. I still have the brand , color & model number, so matching shouldn’t be an issue.

In the DMV, the quoted price is reasonable if you cannot find anyone else qualified to go lower. Get more quotes. However, if it were me I’d paint it myself to save some money and hire out for the hardwood installation.

Too much for 500 SF (unless you are having some expensive hardwood). What hardwood are you having installed?

I am in same process and for 400 SF I got a quote of $4300 for Mirage cashmere 4 1/4 solid wood red oak - removal of carpet and hardwood installation and shoe molding included - in your case - around $5500 for Mirage.

For painting, do you have lots of windows? For 400 SF I was quoted $1200 - ceiling and walls and trims. Sherwin Williams Cashmere. Lets say $1000 each room if you had high ceilings and more SF/trims involved - you are looking at $2000 max. Anything more is highway robbery.

Also you can save by buying hardwood at wholesale dealers and hiring someone to do the installation. In MD, hardwood flooring has to be done by licensed people but anyone can do carpet.

I recently got quotes to paint two bedrooms and they ranged from 1400-2000, including minor wall repairs, two windows in each and baseboard heating. This price seems really high.
