Removing a bathroom...

My wife and I live in a small 1200 sq ft bungalow that is a 3/2 in a waterfront area. We are considering removing a bathroom to increase the living room space and increase a water view. The bathroom is currently being used as a storage closet. Our dilemma is if we go through with it, will our home value depreciate considerably, generally speaking?

Yes, I would not do it. Can you add on to the house? Then maybe you could move the bathroom.

Good lord people this is exactly why our real estate market is in the shape it’s in. A house is a house, not a stock. You live in it and make it work for you and your family. Nothing should be done to “increase value” at the expense of actually enjoying it. Are you a flipper or a homeowner?? Pick one.

I wouldn't. We had one bathroom for years and put one in the basement. We rarely use the basement bathroom but it's really good for emergencies. Or, if one toilet breaks.

Are you planning to live there long-term?

If you aren’t sure of your medium- or long-term plans, when your home sells, does the local market suggest if will it be a teardown, or is someone going to buy if for the 3/2 configuration?

If you’re going to live there for the foreseeable future or if your house will sell as a teardown or significant reno, do what you want.

More water views sound lively IMHO!

You can get the bathroom modified or reduced in size by using drywalls that separate out the bathroom from the waterfront viewing area. Removing a bathroom will affect the home value for the future.

PP here again. We just got our bathroom reduced in size by using dry walls and used the space created for added storage and a small home-office.

I never say this - but you have to be a troll, OP! No one in their right mind would turn a two bedroom house into a one bedroom house - except a monster!

I remember many years ago (probably like 15 years ago!) I was watching one of those house flipping shows and someone did that. I believe it was the "Flip this house" South Carolina cast...they let the younger female take charge of that project, and I think they (the owner) seemed disappointed that she chose to do that, and thought it would be more difficult to sell.

I never consider any property with only 1 bathroom. Never.
