| I’m thinking of downsizing to a 2-3 bed/2 bath town house or condo in Old Town within the next year. I will be living by myself in a few years, so I thought a community would be a good fit. Does anyone have any experience, good or bad, with any of these communities? Especially issues around HOA’s and special assessments, thanks. |

Bring lots of money and a tolerance for noise and crime in many parts of the area.
Many communities there with HOAs are relatively small, which can result in higher-than-usual interpersonal tensions between what the HOA Board wants to do or not do and the desires of individual residents. The older the properties, the higher the risk of special assessments. And of course properties potentially subject to flooding face special risks. |
| OP here. Thanks for that insight. Any experience with the condos on Roundhouse lane? I think the community is calling Old Town Village. |
| People seem happy there but I think any HOA is going to have potential tensions. Drama seems low. |

Old Town Greens near slaters lane - if you don't mind stairs. I was thinking about it but reallllly didn't want a person above me (noise) and couldn't tell what this place would be like.
Sorry don't have details but reddit will if you do a search. That community has been established for a long time. "The condominiums are styled as townhomes with the A units on the lower two floors (TWO BEDROOMS) and the B units on the upper two floors (THREE BEDROOMS)." The Seward Group who wrote this article below actually represented me, I chose a SFH instead because at that price point a few years ago, it was a similar monthly payment. I don't regret it but have yard maintenance (ugh) and not a ton of neighborhood friends, so you probably have the better plan. https://www.alxnow.com/2021/11/04/neighborhood-spotlight-potomac-greens-old-town-greens-yesterday-today-tomorrow-sew1/ |
This is very helpful as there is a “B” unit on the market that looks really nice. That area seems a little distant from all the King Street attractions, but maybe that’s a good thing. |
