I added it as favorite on Redfin, but haven’t visited the house yet. It’s back on market a few times. Notice it’s an old house, but why?

| Love a lot about the house - seems like a good price. The second floor layout isn't ideal (one bedrooms doesn't have access to a bathroom). |
| Looks cool. Given the back and forth from contingent to back on the market, I'd assume some inspection crazy crap. |
| Have you looked at the Street View? It's on a pipe stem and oriented to face the pipe stem instead of the cul-de-sac. Obviously that's not what's keeping it from selling, but a very small portion of the yard looks fenced in. |
| It has to be something that's coming to light during the inspection phase. Nothing to do with the layout or the pipe stem because those are all things you see before making an offer. It's a shame because it looks like a lovely house! |
| One pending and two contingents in a relatively short amount of time is likely a significant finding during inspection. |
| Shared drive would kill it for me the ivy makes me think it’s a structural issue during inspection. |
| Where are the closets? They made the attic a room...where do you store anything? |

What was in the disclosures when you requested them from the seller? |
Not a PP, but the disclosure form in VA does not actually disclose anything. |
There is nothing preventing OP from requesting disclosures from the buyer, beyond minimum legal requirements. This is the only real answer. Request info from the owner. Otherwise you are not a serious buyer. |
| It's a weird funky layout. |
| I love it. It is unique, well cared for and beautiful inside and out. |
Again. This has nothing to do with why it's gone under contract 3 times, and fallen out. When you make an offer you already know what the layout is like, you already know its on a stem pipe. This has to be something that's been revealed during the inspection phase - something you can't see with the naked eye. |
