| I'd consider somewhere like Great Falls or even parts of McLean (Kirby Rd comes to mind) more of the "higher end" if you are looking at NOVA. Vienna is what I would consider on the upper end of mid-range. A good MC/UMC family neighborhood, not a rich people neighborhood (although there are plenty of rich people there). |

Obviously yes, just look what the average home goes for. It isn’t the very most expensive but is certainly closer to the top than bottom. |

Yes we agree on this just making our point differently. There are still middle class earners living throughout Vienna in the non -new builds, but they are mostly retirees or people who purchased a decade ago none of which can afford to move out now as they cannot afford what prices have become which adds to the lack of inventory and overbidding. |
