What do you want in a beach rental?

I just inherited my mom’s beach house in Bethany. It’s a 3 bedroom, 2 bath ranch style house. I want to rent it out. But I need to update it.

What types of things make it more comfortable for renters? Perhaps stuff you found in your vacation rental that you thought was really clever. Or something you wished were there.

Well stocked kitchen, updated appliances, neutral beach decor, sheets and towels provided, beach chairs, beach wagon, air hockey, pool table. Good luck!

On a related note, cleanliness is critical. I guess that means making sure you (or the rental management company) hires very responsible cleaners between guests. If I see any reviews that fault cleanliness, I won't consider renting. Good luck!

Comfy mattresses. I swear every single beach rental has the most horrible rock hard mattresses ever. Also a well stocked kitchen (and pans that have lids).

Stocked kitchen, decent thread count linens and towels, comfortable-firm beds (I just got back from a beach condo rental and it was the most uncomfortable bed I’ve ever slept in - not going to rent it again), clean-especially bathrooms/kitchen, no slow drains, updated-especially kitchen/baths, no need to overdecorate with a bunch of beach decor that collects dust. Beach chairs/umbrellas and toys don’t matter to me. I usually rent chairs and umbrellas and my kids are older.

We are superhosts with great ratings. The number one thing our guests love is something you can't control - the location and view. Just steps to the beach. The other things they comment on:

Great customer service/quick response to questions
Updated with fully stocked kitchen including a crockpot, air fryer, and grill tools
Provide supplies like trash bags, paper towels, dish soap, washing detergent, and cleaning supplies
Very clean
Beach towels
Comfortable beds and linens
Beach toys
Easy check in
Only chore is to remove trash when leaving
If someone tells us they are traveling for a special occasion like bday or anniversary we leave a small gift.

No beach decor. Keep it neutral with the decor. Extra light bulbs in the linen closet, perhaps. Everywhere I go, there is always lightbulbs out in various rooms and it’s quite annoying. I don’t mind changing them, but you have to have them handy. Having board games, cards, pool toys, would be nice. It’s always an added bonus for those with kids. If possible, no carpet, specially for a beach house. A grill, with grill utensils.

Good mattresses and sheets. A good coffee maker and at least a starter supply of coffee are much appreciated. An easy to reach socket by the bed for charging a phone is also nice.

I own in VA Beach North End ocean block and do STRs.

In addition to grill (with filled propane tanks), beach toys, etc., a Wheelez beach cart with the big soft tires to transport items to/ from the beach is an absolute must have.
So are good umbrellas and quality beach chairs. If you are charging market price, people are going to expect this or you will get trashed in reviews.

+1 on well stocked kitchen, enough plates, cutlery, pots/ pans / baking sheets, small appliances.

Washer & dryer, nice fridge, dishwasher.

Beach items: beach towels, chairs, umbrella, beach toys are also nice to have.

Enough hooks in the bathroom for towels. The worst thing is when the rental is marketed for 6 people and there is 1 hook in the bathroom.

Opposite here, I will only book a rental if it is no pets allowed. Pet friendly rentals are never cleaned thoroughly enough to prevent DCs allergies.
