| Is that still the norm here? I was not following the market for a while, but these are very close to my house. Upper 600-780K price range. We actually thought we wanted to make an offer and get a second house here for rent, but it turns out we had no game to do it out of the blue when they came on the market. |
| I think if a home is priced right no matter the area it will go under contract pretty quickly. Olney is a popular area, and a nice suburban family community so it doesn't surprise me. A good friend of mine just put hers on the market a couple days ago, I expect it to go quickly. |
Thanks for replying, I travel a lot for work so not up to date. I mean months at the time travel. Do you mind telling me the subdivision your friend lives in? |
She's in James Creek. I used to live in James Creek years ago, it's a great neighborhood. |
Which homes? |
I agree with you there, very nice neighborhood indeed. |
I would tell, but as I live a street down, I am not going to on a public forum. Hope you understand. |
Just searched them up. They went fast. |
They did. Only one still has the realtor sign in the front, the other one is gone. One has a very nice walk-out basement, that is the one I wanted to get. |
| Yes. There is very little inventory here. Unless it is priced too high it will sell quickly. This is a very popular area with families despite the usual negative comments from posters here. |

Why bother posting if you aren’t including links? Weird.
Olney is rather large with multiple neighborhoods…some more desirable than others. Houses tend to sell quickly in certain areas because of schools, housing stock, etc. Similarly, there are tons of flippers scouting the older housing stock in Tanterra and Olney Mill. They leap in with cash and close quickly. |
| Ours in Rockville/Olney border sold before teh open house. The buyer made an offer based on the pictures alone. It was pretty wild |
It is crazy in the area; barely any listings and all going fast! There goes my Olney real estate expansion dream! I looked at the one Olney house, and DH and I started talking about shall we go see and under contract. We have no game. |
| Yeah because we need more landlords in Olney. Maybe you could leave the houses for actual families who want to achieve the dream of home ownership and invest in stocks or starting a business that benefits people or something? Thanks. |
So then buy one? No one is blocking you from doing so. Stop blaming others for your lack of preparedness. |
