My tenant got into an argument with the property manager. I received a voicemail " we need to talk about your tenants being no longer welcomed here"
Can she legally do anything? The police were never called. By all accounts words were exchanged from both parties. I am going to call her back and don't want to walk into this blind. |

I doubt the lease says anything about arguing with the property manager.
What was the substance of the argument? Is the tenant violating the lease in some way? |
| I don’t think you can legally evict a tenant for arguing with the property manager, unless they were outright assaulting/threatening. |
| The argument was over parking. The tenant pulled into an area on the side of a garage they weren't supposed to because they had a sick child and the property manager pulled up behind them and began screaming telling them to move the car. Property manager has a history of being rude. Tenant started screaming back at property manager. |

Does your tenant not feel welcomed? Or does your PM feel the tenant should no longer be welcome? Who sent the VM? |
| I would say you're happy to call the police but that you're obligated to report what you've heard, which is that the property manager initiated the aggression towards the tenant. |

It is hard enough to evict non-paying tenants in DC. There is no chance of successfully evicting this tenant over this, regardless of what the lease says. |
