| Need more info for cost. Is garage on a slab? What is the ceiling height? If it's on a slab is there room to build up on the slab and run plumbing, etc under? How would that height then match where you enter the house? Would you add windows? Is the garage currently insulated, drywalled or just roughed in? |
| It’s currently a completed working garage with two bay doors and three windows on each of two sides (one of which has a door to the outside) that attaches to the house on the fourth side. Not insulated. Ground level and one step down from the rest of the house. |

What you have is what's called by architects a "cold, dark shell." No finishes, no utilities, no insulation. To do the job properly, it needs to be brought inside the building envelope with insulation on all six faces, furnished with proper electricity and HVC, and then finished. The shell is roughly 10-15% of the cost of a finished house. You won't save significantly over the cost of doing an addition. |

| Truly if you have room you’d be better off doing an addition. The value you’ll be eradinf by removing a 2 car garage and adding a primary suite in an odd location is less than the cost savings. Yes you have a foundation but it doesn’t have conduits or utilities in it. You’ll have a driveway w/ cars parked outside the master and no garage storage. If the 4th wall completely abuts the garage, it may be worth adding a 2nd story to the garage with the new suite up there |
There is also a freestanding detached two car garage, so I would still have one. |

Is it a farm? All the more reason to add on imo. Outbuildings are for other purposes. |
