Bethesda houses sitting…

There are multiple houses in bounds for Whitman in bethesda that have been sitting for weeks. Granted they’re all $2.5 plus but I feel like a few months ago they all would have sold in days. Are people finally recognizing the absurdity of the market or is it just a small subset that can afford those prices?

Two $2.5m houses near me (Sumner) went on the market 2-3 weeks ago and were under contract in 4 days. Maybe it depends on the specific neighborhood?

Those are new builds and they are overpriced. ? .

Which ones? I’ve seen several in our neighborhood go under contract in days so I think there might be something wrong with those houses and their pricing. There are fewer buyers at the price point.

In Bethesda:

Listed at $2.42 million and went under contract before the open house after multiple offers.

Some houses may be sitting, others are not. I think it is going to take much higher rates or a recession to stall the market in Bethesda.

I’m in CCMD and houses are still going super fast and for above listing. Except a couple of new builds in the $3M range that have been sitting…

Crime is getting out of control in MoCo. Bethesda is a crime ridden cesspool. See the video of the Bethesda CVS getting looted? MoCo is in steep decline.
