Thoughts? $4 million seems pricey for the neighborhood but it's beautiful

There are not a lot (any?) $4 million houses in that neighborhood. The description really played up the high quality of the finishes, etc. But I'll be surprised if they can get anywhere close to that much.

I don't think anything in the neighborhood has even sold for $3 million (although there's a giant new one on Jackson that just finished)

With houses in this price range, the strategy very much seems to be to throw an aspirational price out there and hope that some rich person will bite. The description is pretty nauseating and over-the-top ("Symmetry and balance are felt everywhere, leading to a sense of calm and natural beauty." LOL), but again I think they're just trying to appeal to a rich person with more money than common sense.

That's pretty damn blah for a $4m house. The neighborhood isn't great (not bad, but not great) and it's not all that walkable unless you like really long walks.
