Thoughts on this house and neighborhood? Is this a good lot, feels like we can build a modest size new build not necessarily a McMansion.
Would this be a good investment opportunity? https://www.zillow.com/homedetails/703-N-Stonestreet-Ave-Rockville-MD-20850/37116318_zpid/ Could this end up becoming a teardown neighborhood due to its proximity to DC, Bethesda? |
| I would not buy in the Lincoln Park section of Rockville.. |
| I think Twinbrook is a likelier candidate for that than Lincoln Park. |
| This is not in any way close to DC or Bethesda. |
Proximity to DC? The Pimmit Hills of MD is Cabin John (surrounded by major roads on all sides). This house is just freaking far in a run down neighborhood. |

No sorry OP but that area has been the same forever. It's pretty close to commercial stuff lots of burglaries.
It's not awesome. You really want to be on the other side of 355 if possible. Or near Derwood if looking in this area. I will say this the schools are good. RM & Julius West are fine. I have substituted at Beale not a huge fan but it's fine. House is not renovated great. I'd be weary of it. |
OP here, Thanks for the response, what about the Twinbrook neighborhood? but slightly east of 355? For instance this house - https://www.zillow.com/homedetails/13010-Atlantic-Ave-Rockville-MD-20851/37105080_zpid/ NOVA resident for 15 years, not very familiar with MD, appreciate your patience! |
JW and RM are not good schools. They used to be. It’s hard to change opinions though as I’m learning on dcum. Agree with you about being on the other side of 355. |
| While the exterior is plain, the interior is freshly remodeled. Why would you buy a smaller house that was just renovated only to tear it down a build a new one? Seems wasteful. OP, you may be better off looking elsewhere. This just seems odd, and I hope that a family of more modest means is able to buy the house and live in it as there's a dearth of affordable housing. |
Cabin John is way nicer than Pimmit Hills. The equivalent of Pimmit Hills, apart from the current school rankings, is Wheaton, where there are large areas of older houses. The small house in OP's post was apparently built in the 80s. |
NP Twinbrook is a great under valued neighborhood. 1) walkable 2) metro 3) near Pike and Rose 4) Wegmans coming soon at Twinbrook quarter development. But if you are looking to tear down and build you have to do your homework. I think you have to use the same footprint of the foundation. Look at the house for sale on Ardennes Avenue. |
why are tear-downs not allowed in Twinbrook but allowed(they can build larger footprints) in other parts of Rockville west of 355? |
| No, lots in PH go for $600-$700k and they have good schools. |
| Garrett park is more like Pimmit hills. |
Most of the houses have about 7k sq feet lots and there is no expansion potential side ways. I think addition or building to the back is allowed if you have the space. I hope someone with more knowledge will comment. |
