It's cute; 3k+ sq ft with a bed and full bath on the main level and it might indeed be worth 1.5M. I know our 1400sq ft in downtown Bethesda is worth 1M. This is in the suburbs, but it's more than twice the size.

However the pictures are atrocious. Wonder who made that mistake.

What's wrong with it? The big issue is the monstrous tree in the front yard, which seems a matter of personal preference. I would get rid of it, but some people might like it.

It is close in - practically AU Park so def someone will pay well over a mil for it. 1.69 seems a bit insane and the photos are horrible. Also the curb appears - no landscaping to speak of!

It’s WAY overpriced. I think $1.3 is the correct price based on the following:

1) They paid $885,000 in 2020
2) Assume they put in $100,000 (new baths and kitchens, but fairly low end; floors and other finishes are old)
3) Market increased 10-20% in each of 2021 and 2022

The above assumptions results in a fair price of about $1.3 million in current market. When houses are priced so far off of what is fair, they tend to sit, or perhaps have several drastic price cuts, going for less than they would have if they had just priced the house reasonably from the beginning.

Close in but a hike to metro with NO parking. 3 bedrooms and 1 full bath for the 2 on UL. Same price and coming soon with 4 full-2 bath UL1 and 2 full+bath UL2. The OP failed to mention that this house is in Bethesda 20816, in a great location. So yes, I suspect it will fetch this price.

This is not accurate. It is easily walkable to the Metro (just a few blocks), and I know people who live on that street who do walk to the Friendship Heights Metro. Often, it is apartments that are built right near Metro stops. But this house is a single family home that is easily walkable to Friendship Heights Metro.

I agree that it's over priced, and I like the house on Scarsdale better. But it's about a 10 minute walk to the metro - in no universe is that "a hike."

The house you posted on Scarsdale is beautiful and will go for 1.8 million quickly.

The quick flip will go for 1.35M… eventually.
