Overpriced. I happen to have driven past the Flint Hill one and it’s right on the road and has a chain link fence in the tree line on the road. Also not wild about the fact that the basement is roughed in for a kitchen but it isn’t done (the virtual staging photo).
If it had listed at $1.2 or $1.3, it probably would have sold already. |

Do buyers no longer want brick front Colonial style houses circa late 90s?
Craftsman only? |
Personally prefer these colonials to the soulless craftsman style |
| The second one is nice. The first one is overpriced for a house that’s 3-sides vinyl siding in the part of Vienna that’s most dependent on Maple Avenue to get anywhere. |
Yeah, generic Colonials just exude soul. |
| Location isn’t the greatest. 23 years old. Part of Vienna that will have the most maple ave traffic. Good but not great schools. Doesn’t have a luxury look inside. Not remodeled. No deck. |
Is that for the first, second or both? |
First. |
Yeah, all floors need to re done. At that price point, you'll have to in TOV to be able to fly the fact that still needs some love. |
The second one went contingent. Seemed like the better of the two but I still wonder why it took so long. Just price? |
Vienna is outside the Beltway. When things cool down even at all, it impacts Vienna before Bethesda, Chevy Chase, McLean, or Arlington. |

Flint Hill Road has so much going on - besides being a local cut thru (I do it) to 123 Maple Avenue, you must pass two schools-Flint Hill ES and the back stadium entrance to Madison HS. JMHS is undergoing renovations and so student parking is even more limited resulting in students parking along Flint Hill Road in front of the ES.
Many ongoing tear downs on Flint Hill Road. Tends to be busy with speed bumps, school crossings and places for 2 crossing guards. It’s crowded. Then add in regular JMHS traffic and consider all the sports and events that the HS has beyond school hours. I can (and enjoy) hearing the JMHS marching band and P.A. stadium announcements from my front yard one mile away. It’s faint, but I always know when there’s a home game or big event there. |
| I think the first house is priced right...this is what houses in the area are going for. I disagree with the pp who said this area doesn't have top achools...madison is walking distance from this house. |
The schools are fine. The first house is nothing special and is overpriced. |
