What a million now gets you near American University

If it goes at its list price, that's $1,925,000 for 2,600 sqft (over 700 sqft larger than at last sale). To get to the point, it's selling for ~ $740 per sqft.

Brave new world!

On another thread topic how does the new property tax work? That is one million over assessed value. They actually added zero new square footage. Old house has an unfinished attic and basement so looks like they finished.

But all that work required building permits plus new sales price. I am unfamiliar with DC so how does it work in DC?

Was this flipped? The new pictures look nice?

I'm not surprised at all that it went for 2.2M. AU Park is hot and deservedly so. Fabulous neighborhood! And this house is close to the new Wegmans / Fannie Mae redevelopment....huge bonus!

Lol. Home prices are not going down. Too much demand for years to come.

Have home prices ever gone down in these areas of DC? People were making the same dire predictions in 2000, and yet houses sold then have since doubled in price.

Most houses that sold this spring in AU Park are $200K + different in Redfin estimate and sales price. Maybe their estimate tool is off.

Small house. Small yard. Very busy street. Lots of noise from the park. AU Park residents all around. Hard pass.

Van Ness is not a "very busy street". Some traffic, yes, but it's not "very busy".

It absolutely is a cut through street in the morning and evening.

And all weekend when baseball/neighbors are going to and from the park.

That's hardly a "very busy" street. Lol

Lots of noise… from Turtle Park which is across the street? Is this a joke?
