trying to decide between Luxmanor vs Bannockburn

We are deciding between a lot in Luxmanor neighborhood vs a lot in Bannockburn to build a house. We are new to the area and not as familiar with the elementary/middle/high schools. Is there a significant difference between Luxmanor/Tilden/Johnson vs Bannockburn/Pyle/Whitman?

Geographically we prefer Luxmanor due to ease of commuting for work.

Then choose Luxmanor.

Don't base the decision on school boundaries, which may change, or current perceptions of schools, which may also change.

Luxmanor may be part of the new Woodward HS district. Boundaries not determined yet.

Bannockburn is a great school and community. It also skews higher SES. Commute matters too though. How much extra time over Lux?

DP, and is that one way? What about the potential for traffic?

Assuming one way, that's 40 minutes out of your day. Is it every day? Occasionally? That wouldn't be worth it to me daily, but YMMV.

Luxmanor. We are in Whitman. It’s seriously overrated. No need for extra commute.

We picked Farmland over Bannockburn and Wood Acres and are super happy with the neighborhood and location. The lots are bigger, and the proximity to all things Rockville, 270, and that side of Potomac is fantastic.

Those schools are all strong, things you will hear include more diversity at WJ, more pressure at Whitman.

Woodward HS is set to open as a local school Fall 2025 and while no one knows how that will shake out, it’s a reasonable bet that Luxmanor and Farmland will feed into it. It’s also reasonable to believe it will be a strong school.

+1 Whitman is a large, impersonal public school with large class sizes. Which is fine, but don't pay/commute extra just to send your kids there.

Did you say how old your kids are now? Bannockburn is a lot cozier for Elementary School.

We’re in bburn and now each one our 2nd 3rd jobs since buying in 2012. Now we commute downtown and Arlington, not north so have tons of zippier ways to get more places and office districts.

Very happy with our neighborhood schools, pool community, soccer practices up in potomac, performing arts classes for the kids in for echo and bethesda, zip downtown for museums/zoo, can easily get to all three airports, eat in VA when we want outside of rush hour, etc.

I'd choose Tilden over Pyle. It's less overcrowded during covid because people left, but it's still too big and soulless.

Luxmanor is much closer to amenities and shopping. Multiple metro stations, Pike & Rose, new Twinbrook development that will have Wegman’s, many more restaurants.
