Thoughts? $4 million seems pricey for the neighborhood but it's beautiful

Nice, clean, neutral home. But the price seems high. Would be more interesting if the garage housed two cars and had a finished apartment above the garage.

I thought I was going to see a house in Riverwood or Country Club Hills. no way would I pay that much for that location.

A quarter acre lot in that neighborhood is actually pretty big.

I don’t live there so I did a quick check. Most houses sold in Lyon village the last 3 years, about half, sold between 2-3 mill. A quarter between 1-2 mil, and another quarter between 3-4 mil. Here are a few listings in the 3 mil range -

I was talking about no homes in Lyon Park/Ashton Heights (where the OP house is located) selling for $3M+ - Lyon Village definitely has more expensive homes.

This reminds me of a house someone I know bought from BCN in Lyon Village last year for $3.5M. 5k sq ft, small/unimpressive lots, nice sized rooms but nothing particularly extravagant. I would ask "who buys these houses", although I know the answer because I know someone in one of them...just does not seem worth it.

What do people say about the quality of BCN homes? I see their signs everywhere and have heard the jokes about what their name stands for but never heard whether they're considered high quality or what.

Not worth 4 and would never be on my radar. I look at 3/3.5 and would not even consider stretching for that.

Ashton Heights is where people who can’t afford LV live. If you can spend that kind of money on a house (that is small for that price) you would just live in LV. Who is the market for this?

For $4mil, I'd expect to not walk immediately into a staircase and be able to see into the neighbors windows.

Eh, I prefer AH to LV. It being cheaper would just be a bonus. The amount of cut through car traffic in LV is wild.
