I am somewhat familiar with the area. I have a rental home on the north side of Hoadly in between Dale Blvd and Prince William Parkway in that same price range. I am not familiar with the schools at all, but I think $360K is a decent price right now for the area. What's nice about that price range is that if you did turn it into a rental down the road, it fills a niche because so many other homes in the area are much larger and much more expensive. So I have no problems finding good tenants. It fills a niche between the townhouses and the huge expensive homes. |

Honestly, it's not that bad. I grew up in Lake Ridge and it was a pretty family friendly place. Very similar to Burke or Springfield (where we have friends living now) but further out and about 100-200 grand cheaper. You have to decide whether the cost of extra distance is worth it. For some people, it might be.
If you are commuting to the Pentagon, there are express buses. If you work in L'Efant the VRE isn't too bad in terms of commuting and nicer than the metro (which I cram on daily). The schools are good compared to 99 percent of the country and the taxes are low compared to where I live now (North Arlington). It's fairly diverse, but again, I don't see that as a bad thing since most of NOVA is diverse and you are going to run into immigrant communities every. Even Arlington has a fairly large immigrant population in South Arlington. It's the burbs so you get the sprawl,, traffic, and endless subdivisions. But honestly, I'd say the same thing about large swaths of Fairfax. |
As an investment property? Probably not great. If you want to live in a nice home and you can find schools and a commute that work for you, it probably makes sense. Throwing away money on rent can be a bear, so if you're in it for the long haul, I think buying a place that works for you makes sense and hopefully you'll make a little money off it in the end.
