I agree. I was at first surprised by the price (seemed low) but given some of the uncertainty in the current market, and higher interest rates, seems about right.

The powder room issue is not a deal breaker for me but would factor into my decision to not put an offer into that house. If the school boundary was better, it wasn't right off of H Street (too close, IMO, I want another block or so buffer), it had a better kitchen and/or bathrooms (all dated), and the interior layout was better, then I wouldn't let the lack of powder room bother me. But all of those things are problematic (not terrible, just not awesome) which means that then I'm like, "plus guests have to go upstairs or down to pee..." It's not a huge deal but it's just another strike against. I think most buyers will overlook 1-3 issue like that, but not 5 (school, location, layout, dated kitchen/baths, no main floor bath).

I do like the front facades on that row of houses on 13th though -- I enjoy walking down that block for that reason and we always look at houses for sale there out of curiosity. But I've never seen one I really liked.
Sorry to chime in a couple of weeks later, but I think you nailed it here. That house has plenty of bigger issues than the lack of a toilet on the main floor. It looks nice from the outside (although I personally prefer unpainted brick, that's a nice shade of blue), but it's too close to H Street and that interior is really unfortunate.
They knocked $10k off and it's still sitting. They need to cut it significantly more.

IB for Maury, I like that part of the neighborhood. Impressed it's under 900k. If this were May, I'd say it was going for 40k over ask, no question. But now I have no idea. I think they priced it correctly for the current market but the wildcard is what buyers in that price range are thinking. My feeling is that if you can afford a 900k house, this one is mostly upside and even at a higher rate, go for it. But then I'm not that buyer so I don't know.
I love the the natural wood trim and the built ins in the living room. Also love how warm the kitchen is -- it's not "on trend" but I think it has a classic feel. Would want to see the flooring up close -- it looks fine in the photos but I'm always suspicious of flooring changes in houses with this layout. The main issue is when the flooring in the kitchen is noticeably lower quality than the rest of the floor.

I remember another one of those Pickford houses with a spiral staircase being discussed in this thread. Ah, yes—it was 642 Pickford. Here's a post in this thread from just after it closed: https://www.dcurbanmom.com/jforum/posts/list/915/889341.page#20092794. The two houses look eerily similar—close enough that any difference in square footage is probably just measurement error.
I can understand why the sellers of 624 think they can get $850k given that 642 went for nearly $900k, but the August 2022 market is not the May 2021 market. It's going to take more than a $100 price drop to move it.
