23:00 Would you get up on a roof in late June and do the "labor" for $2,000? You do the math and realize that roofing is expensive because it requires skilled labor. You know the kind that is not college educated and is becoming more rare each day. Rarity equals costs more. You do the math.

No, I did not. You don't know what you're talking about. I actually got a good deal. Most companies charge closer to $15k which I think is ridiculous but many people pay it. Please tell me what roofers will charge 2k for demo and removal of existing roof (including removal of several layers of old roof), replace all rotten boards, guttering, flashing and roof membranes, plus a 20 year warranty. Oh also we had several solar tubes installed.


2k is labor and materials for a row house roof, the rest is overhead and profit. you do the math.

PP, OP has a SLATE roof. She cannot get it replaced with slate for that price, and anyone who replaces a slate roof with asphalt is a moron.

There are only a few pieces of wood studs in the rear of balcony roof cover that are rotten. Underneath seems pretty solid, as we can see through during current renovation (ceilings are demolished and roof wood studs shown pretty good condition)

Seems reasonable to me if there's a lot of wood damage. But keep in mind, once they get up there, they WILL find more work that has to be done.

I still remember the knock on my door when our roofer announced that the previous owner cut 4 feet out of the main roof joist to install a skylight. So basically nothing was holding the middle of the roof up. That 30-second chat cost us $6,000.

Got an estimate on a roof repair on a DC row house, flat roof approx 600 sq ft. The repair include sealing the entire roof, repair/replacement of any rotten wood, scrap and paint all the surrounding soffits, scrap and paint the dormer/dormer window in the front, repair front old slates...etc. 10 years warranty.

Estimate was for $4,500.00......looks high to me, (I was expecting around $3k)

Thanks for any input (especially any recommended roofers in the capitol hill areas)
