Got a quote on roof repair on our 1900 dc row house (approx 600 sq ft) for $2200, comes with 10 years warranty.
What should it include? if a piece of wood that attached to the gutter is rotten or any piece of the wood that belongs to the roof, will it cover for replacement/repair? (I will confirm that with my roofer, but again, should it include in the price?) lastly, any recommended roofers? thx |

The quote is not likely to include repairs to the structure, but there should be something in the contract about the labor and material charges for such work, if it turns out to be necessary.

| 10 years is a short warranty for a roof...25-30 is more common for a quality roof job. |
| It depends on the size of your roof, but i've heard more like 6-10k for a roof replacement, not 25-30k. |
| Rowhouse roofs should cost less because it's less roof! We got a quote from L&M, which specializes in Cap Hill rowhomes. They came highly recommended. |

| A ten-year warranty is normal for a flat roof, which is probably what that row-house has. I've never heard of a 25 year warranty on a flat roof, even though I realize that's the norm for sloped roofs (single family houses). |
