Ive been watching carbarn condos and they usually go pretty fast. Was wondering why this unit has been sitting? it seemed to be already priced very low ($529k) compared to other units. https://www.redfin.com/DC/Washington/21-14th-St-NE-20002/unit-21/home/9917037
  looks like the unit didn't move so the owners just raised it by 45k and try if it'll move then
Buy it now, or we'll just raise the price again!
not that there isn't a condo marktet but in this economy of cheap barrowing, i'd imagine those with a need for 2 bdr will just stretch a bit more and get something like 600k-700k TH in the same neighborhood
It's pretty hard to find a TH in this neighborhood for 600-700k. Even something small. That said, I think this condo is sitting because it's ground level, charmless, and covered in carpet. If I were looking for a condo in this area right now, I'd wait it out a bit. Usually we see a lot of condos in older buildings in the 500-600k range, plus an increasing number of new condos in the 600-800k range. This is the place you settle for when you don't get one of those. Not the place you snap up in the off season before you've even seen what else is going to come available.
