not that there isn't a condo marktet but in this economy of cheap barrowing, i'd imagine those with a need for 2 bdr will just stretch a bit more and get something like 600k-700k TH in the same neighborhood

It's pretty hard to find a TH in this neighborhood for 600-700k. Even something small.

That said, I think this condo is sitting because it's ground level, charmless, and covered in carpet. If I were looking for a condo in this area right now, I'd wait it out a bit. Usually we see a lot of condos in older buildings in the 500-600k range, plus an increasing number of new condos in the 600-800k range. This is the place you settle for when you don't get one of those. Not the place you snap up in the off season before you've even seen what else is going to come available.

I really like that first one, but boy is it small—maybe even too small even for a couple, IMO, if either of them spends any time working at home.

Is that a dishwasher under the sink? If so, that's the first time I've seen it. The sink looks like it might be really shallow to accommodate the dishwaher, but I'd still think you'd need somewhere for the sink's plumbing to go.

That first house is an example of how liar lens just makes rooms look awkward instead of spacious. I am mesmerized by how the mirror in the living room appears to be reflecting things behind it.

That does look like a dishwasher under the sink, and my little Google adventure revealed that not only are those a thing, you can also get a countertop dishwasher. At which point I'd have to ask, wouldn't it be easier to just wash those four plates and cups by hand?

The Duddington Place one is adorbs, and that's one of my favorite blocks in the area. The layout is a little rough though, and I'm confused as to why it was renovated this way. Three levels and only one bathroom, and it's on the top floor and at the other end of the hall from the main bedroom. AND it's the size of an actual bedroom, which just seems wasteful when they could have given each bedroom its own bath. Why the heck would I need "socially distanced sinks" in my own bathroom? And are those air registers right under the sink and toilet? That seems like it's just asking for trouble if anyone has bad aim. Usually these 2br/1ba houses are only like 800-900 sq ft -- this one is almost 1300 sq ft, so it seems like there should be room to carve out another bathroom, or at least a half bath on the main level or in the basement. Also the appliances seem quite budget for the price point. A four-burner range seems so...quaint...these days.

I've clearly been watching Capitol Hill listings for too long. What's wrong with that first one that they're only asking $915,000 for 2208 sqft? Is there something about that location? Or is that just aggressive pricing?

I do love the sunroom in the third one.

I think maybe they are just being conservative with the pricing because it's February? I remember seeing some places sell last winter in this neighborhood and also being surprised for how cheaply they were listed.

Looks like an end unit down the block toward 8th sold for 915k a few months ago. But that one fronts to two bus stops. An end unit down the block the other way sold for $1.3m also a few months ago. So...???

K Street is quite busy and loud. Some of that is mitigated by the large front yard. The basement kitchen looks a bit like corners were cut, but maybe ok for grandparents or an au pair. You're next to a school, which could be noisy but also has a great playground.
