not that there isn't a condo marktet but in this economy of cheap barrowing, i'd imagine those with a need for 2 bdr will just stretch a bit more and get something like 600k-700k TH in the same neighborhood

I really like that first one, but boy is it small—maybe even too small even for a couple, IMO, if either of them spends any time working at home.
Is that a dishwasher under the sink? If so, that's the first time I've seen it. The sink looks like it might be really shallow to accommodate the dishwaher, but I'd still think you'd need somewhere for the sink's plumbing to go.

I've clearly been watching Capitol Hill listings for too long. What's wrong with that first one that they're only asking $915,000 for 2208 sqft? Is there something about that location? Or is that just aggressive pricing?

I think maybe they are just being conservative with the pricing because it's February? I remember seeing some places sell last winter in this neighborhood and also being surprised for how cheaply they were listed.
Looks like an end unit down the block toward 8th sold for 915k a few months ago. But that one fronts to two bus stops. An end unit down the block the other way sold for $1.3m also a few months ago. So...???
