Candidates for these shows have to be under contract but not necessarily have closed on the property.  Or they can have closed, but not moved.  If possible, the show tries to target two other homes that the buyers did consider, but not always.  So, they do get the footage of the buyers home before the move and of the home being bought before the closing.  Google "House Hunters Behind the Scenes" and you'll find a number of web-sites that have some details from people who have been on the show about what goes on.  And HGTV has not been hiding this.
