I pay roughly what you're paying and I own a townhouse with no roaches. Doesn't seem ideal.

But I would like to move to a single family home since we have young kids now. However that would mean either tripling my mortgage or liquidating almost all investments to buy in cash. I'm hoping that within a few years I'll be in a better position to move up in houses before our oldest is 5.[/quote]

Good for you for not overextending yourself. I just have a bad feeling...We bought in August 2020 a $1600 sqft split level for 460k and we just sold it (moving to a different state) for 765k this past January 20206.. We did not do a single renovation and or improvement. I don't know I'll just caution people buying today. If you can't afford cash or 40% down just wait.[/quote]
