Redfin shows DC homes prices are down 3.1% from last August: https://www.redfin.com/city/12839/DC/Washington-DC/housing-market
DC home prices are artificially inflated anyways so this is not a surprise. Its just the market readjusting itself to normalize. During the pandemic, housing prices grew to quickly based on panic.
I don't think so. If that were true, a downward market adjustment would apply to surrounding areas. Redfin shows Virginia home prices are up 9.5%. Home prices in Fairfax, VA alone are up 13.5% year-over-year. DC ranks number 3 out of the top 10 places people are moving from: https://www.redfin.com/state/Virginia/housing-market. And why would people stay? Take a walk (but leave your Canada Goose at home) and see for yourself. Crime us up and the standard of living is tanking across the board. I know someone will ultimately say "but this is city living," and it wouldn't be the first time they lied to themselves to avoid dealing with reality. The ones who live in DC either can't afford to move or can and mistakenly believe their prestige depends on their ability to brag about living in the hellscape that is the nation's capital. (If you can't name 10+ people who match this profile in 30 seconds or less, you don't live in the DMV.) And while I'm fired up, for all of the posters ripping on flyover states, everyone thinks you're from one.
