Deep Creek will never be <2.5 hours from NW DC. Harpers Ferry and the Sperryville area are good suggestions. The new HOV lanes on 66 from 495 to 29 make getting out of the city to the west relatively painless (and free if you've got 3 or more people in the car).
Just mapped it, Georgetown to Deep Creek is 2 hrs and 47 mins at non rush times. You can go 66west to 81 to 48/corridor H. Or 270 to 70 to 68. It’s not a long drive from DC. And you have all four seasons. Boating/lake in summer, skiing in winter, fall foliage, and spring mud season. Housing prices are coming down in the area and inventory sitting a bit now.
What you won’t have at Deep Creek Lake is access to decent restaurants or activities. We tried DCL a few times. Never again. It’s the kind of place where you need to cook all your meals at home and the only activities are on the lake or skiing. Not my cup of tea.
OP didn’t specify decent restaurants in the wish list. OP wanted property with pretty views, hiking trails and nature. Access to water too. DCL in the mountains with lots of hiking in the area gives them that. Oh and DCL has a rental market if they so chose.
