[/quote] The problem is that it’s not going to work out that way because the 30% income cap is too low to be viable at 120% AMI. That only allows developers to sell a townhouse for around 600k or less. They can’t make money off that when 60% of their housing units are limited to 600k tans under townhouses. So the most profitable thing to build will 20 units per acre section 8 housing, with the LITCH. Then the developers can sell it to a private equity fund that will rent it out to the government with inflated voucher rates for 30 years. [/quote]
