Before the tear downs start, people look at those houses as a place to live, not a place to destroy. If you have a well-maintained, updated house in a tear down neighborhood, I'm not sure the value goes up. By virtue of its size and style, people will look at it as a tear down and any improvements you've made are wasted because they aren't important for a tear down.
