There isn't much new construction in Great Falls but if you look at a new development like the Arden development in GF off Route 7, the vast majority of buyers are Asian.
Arden is in 22066, but it's not in what people would traditionally consider Great Falls. Buyer in new developments in Great Falls proper (i.e. Rivermont) are not anywhere near 75% Asian.
There's no such thing as "Great Falls proper."
Broadly speaking, it would be west of Towlston. (Except for Arden, most of east of Towlston is considered McLean). Although what most people consider to be Great Falls starts further to the west. The Great Falls zip code covers a large geography.

Doubt it. It’s basically sitting on top of a busy intersection with traffic jammed with commuters trying to get onto 495 off Georgetown Pike. Lots of car exhaust within a few hundred yards. You can do a lot better for $2.2M elsewhere in McLean or Arlington.
There is lots of car exhaust everywhere - most of nova now an urban setup. Home will sell for close to lp.
Demand remains strong and specifically for new homes in desirable k12 districts. [/
