So you are in DC?  That makes a difference. That’s the only place I have ever heard of where this is the case.  If your property is outside of DC, give notice as you stated and start looking for new tenants. [/quote]

Yes, apologize that I didn't make that more clear. We are in DC. This may end up being a non-issue ... I have no idea if they are even intending to stay at the end of the lease. I was just wondering what our options may be.

I agree with you that DC is the only place where I know this "rule" to be true. I had never heard of it before. I really don't understand how landlords can have virtually zero say in lease renewal, but it is what it is, I guess.[/quote]
