When I sold my house only negative I could not fix it was it was a split, smaller driveway, only three bedrooms. So an X for that is what it is. You are more annoying each time you whine. Even if it's things the seller can't fix, the house is not right for that buyer. If you have overwhelming amount of Xs, then fix the price.
